  • Lands Intended for Expropriation
    The firm completes more than 40 appraisals per year, the majority of which deal with lands intended for expropriation. Additionally, Larry Bedford has been called as an expert witness and had his reports used in expropriation cases for the last 35 years.
  • Easements
    The firm has completed in excess of 200 appraisals of permanent and temporary easements as well as subsurface and stratified easements for a variety of clients including, but not limited to, Union Gas and Metrolinx.
  • Rights-of-Way
    The firm has prepared more than 50 appraisals for the determination of the value of a right-of-way.
  • Vacant Land
    A large portion of the firm's appraisal work involves vacant land (commercial, industrial or institutional), or property where the value is primarily comprised of land value (i.e., highest and best use). The bulk of this work is for expropriation (road widening or easement acquisition) purposes.

    The firm has completed in excess of 500 appraisals of multiple unit or single occupant fee simple and condominium industrial properties ranging in size from 1,500 sq ft condominiums to large 1,500,000 sq ft industrial warehouses for American interests.

    The firm has completed more than 500 appraisals of commercial properties ranging in size from street front retail properties to retail mall properties. These appraisals have been completed for insurance, bank lending, portfolio, litigation and expropriation purposes.
  • Open Space / Parkland
    The firm has completed more than 100 appraisals of land proposed for municipal parkland purposes for various municipalities, including but not limited to the Town of Milton, the City of Burlington, the Town of Oakville, the City of Mississauga, and the City of Toronto.
